Booking Details:

The package price is £565 per couple, based on two adults sharing a guesthouse room for 3 nights

This offer includes:

3 breakfasts (one each morning for 2 people)

3 evening meals (one per person, per night)

A welcome basket and couples adventure guide

Travel dates must fall between 1st November 2025 and 31st March 2026

Offer is subject to availability and cannot be combined with other promotions

Payments & Cancellations:
Full balance is due on day of booking to secure the package.

Check-in: from 3:00 PM | Check-out: by 11:00 AM

Pets are welcome with prior notice; a £25 per pet fee applies

Highlands Perfect Stay Terms & Conditions For Room Bookings

By accessing our website, making a booking, or staying with us, you agree to comply with and be bound by these Terms and Conditions. These Terms, along with our Privacy Policy and any other referenced policies, constitute the entire agreement between you and Highlands Perfect Stay.

Throughout these Terms, the following terminology applies: "Client", "Guest", "You", and "Your" refer to you, the person accessing this website and accepting the Highlands Perfect Stay’s terms and conditions. "The Company", "Ourselves", "We", "Our", and "Us" refer to Highlands Perfect Stay.

If you do not agree to be legally bound by all these Terms, please do not use our services or our website.

PRIVACY STATEMENT

We are committed to protecting your privacy. Authorised employees within the company on a need to know basis only use any information collected from individual customers. We constantly review our systems and data to ensure the best possible service to our customers. We will investigate any actions with a view to prosecuting and/or taking civil proceedings to recover damages against those responsible

DISCLAIMER

We will not sell, share, or rent your personal information to any third party or use your e-mail address for unsolicited mail. Any emails sent by this Company will only be in connection with the provision of agreed services and products.

1. Reservation Requirements

To secure a reservation at Highlands Perfect Stay Properties, guests must complete our Guest Registration Form, accept these Terms & Conditions and provide valid Credit/Debit card details.

We accept most major Credit/Debit cards, bank transfers and cash payments in British Pounds (GBP).

2. Payment Terms

For bookings made more than 4 weeks before arrival, a 25% deposit is payable at the time of booking. The remaining balance is due 7 days before arrival. We will use the registered payment method provided at the time of booking to process the balance within this due period.

For bookings made within 7 days of arrival, the full amount is payable immediately. We will use the registered payment method to process this payment on the same day the booking is made.

If we are unable to successfully process payment by the due date, we reserve the right to cancel your booking without further notice.

3. Accommodation Pricing

Price Match Guarantee: If you find our property listed for a lower price elsewhere for the same dates and conditions, we’ll match it. Just contact us with the details and proof of the lower price.

We periodically review and amend the prices we charge for our accommodation. For the most up to date pricing information please check our website or call us on +44(0)7876 683 999.

We will confirm the price of your accommodation at the time you make your booking and in your confirmation invoice.

4. Check-in and Departure Times

Check-in is from 4:00 PM, and check-out is by 10:00 AM. (e.g., Booking.com, Airbnb): Check-in is from 4:00 PM, and check-out is by 10:00 AM.

For direct bookings (via our website, phone, or email): Check-in from 2:00 PM, and check-out by 11:00 AM.

Late check-out is available for an additional cost of £25 per hour (subject to availability). Please request at your earliest convenience.​

5. Occupancy Terms

The maximum occupancy is limited to the number stated at the time of booking.

​Only registered guests may occupy the property. Breach of this may result in immediate termination of the stay without refund.

6. Guest Responsibilities

Please respect the peaceful environment of our properties and our neighbours.

No parties, illegal activities, or disruptive behaviour are permitted.

Quiet hours must be observed from 11:00 PM to 7:00 AM.

Smoking or vaping inside any buildings is strictly prohibited. A designated smoking area is available outdoors.​

7. Host's Rights

We reserve the right to terminate occupancy without refund if guests breach these Terms & Conditions.

We may enter the property at reasonable times to ensure compliance or conduct necessary maintenance.

Terms & Conditions may be updated at any time without prior notice.

We do not expect to have to make changes to your booking, however, sometimes problems happen and bookings have to be changed or cancelled.

We will only change or cancel your booking if necessary to perform or complete essential remedial or refurbishment works or for other reasons unforeseen at the time you made your booking which are beyond our reasonable control.

In the event that we may be required to cancel your booking due to unforeseen circumstances, we shall refund to you all the deposits and fees you have paid to us in respect of that booking.

We shall use reasonable endeavours to offer you alternative accommodation and/or alternative dates. We will not pay any compensation or other reimbursement of any costs or expenses you may incur as a result of our cancellation.

8. Pets Policy

Pets are welcome with prior notice for an additional charge of £10 per pet per night for (1-2 Night Stays) and £25 fixed per pet for (3 & More Nights Stays)

Pets must be supervised, and must not be left alone in the property.

Pets must be kept on a lead at all times inside and outside due to nearby livestock.

Guests must dispose of dog waste responsibly using the provided bins.

Any damages caused by pets will be the responsibility of the guest and incur additional charges.

9. Damages and Maintenance

Guests are kindly requested to promptly report any breakages, damages, or maintenance issues during their stay.

We reserve the right to charge the credit/debit card provided at the time of booking for any damages, missing items, or additional cleaning costs which may apply if the property is left in an unusually untidy condition, necessitating extensive cleaning efforts or services beyond our standard housekeeping procedures.

We strive to ensure all equipment and amenities are in proper working order, unforeseen equipment failures may occasionally occur. In such instances, we will make every reasonable effort to rectify the issue promptly. However, please note that such unforeseen circumstances do not warranty refunds or rate adjustments.

10. Breakfast and Meals

Breakfast is only available at Beechwood Lodge at additional cost, Menu is available at the property and on our website.

Breakfast serving times are from 6:00 AM to 9:30 AM, Monday to Sunday.

Breakfast, Hot drinks-on-the-go, and packed lunches must be requested the night before.

Evening meals are also available at the property, Ideally book them in advance. Please view the menu on our website or contact us at +44(0)7876 683 999.

11. Website Use and Privacy

Intellectual Property:

All content, logos, text, and images on our website are owned by Highlands Perfect Stay.

No material may be copied, republished, distributed, or used without our express written permission.

Privacy:

At Highlands Perfect Stay, we are committed to providing a safe and comfortable environment for all our guests. However, we recognize that unforeseen circumstances can arise.​

If we fail to comply with these Terms and Conditions, we are responsible for any loss or damage you suffer that is a foreseeable result of our breach or negligence.Loss or damage is considered foreseeable if it is an obvious consequence of our breach or if it was contemplated by both parties at the time the contract was formed.​

Nothing in these Terms and Conditions limits or excludes our liability for:​

Death or personal injury caused by our negligence;​

Fraud or fraudulent misrepresentation;​

Any breach of the terms implied by Sections 2, 3, 4, and 5 of the Supply of Goods and Services Act 1982.​

We are not liable for any loss or damage that is not foreseeable.​

If you notice any disturbances or imperfections in our service, please inform us promptly. We will make every reasonable effort to resolve the issue upon notification. Guests are expected to cooperate with us to address any problems and minimize potential damages.

We are not liable for disruptions caused by events beyond our control, including natural disasters, terrorism, civil unrest, extreme weather, or pandemic outbreaks.

Highlands Perfect Stay Terms & Conditions For Book Exclusive / Self Catering

1. Reservation Requirements

To confirm a reservation at Highlands Perfect Stay Properties, guests must complete our Guest Registration Form, accept these Terms & Conditions and provide valid credit/debit card details.

It is your responsibility to ensure you, all members of your party have the relevant travel and health documents and requirements needed for visiting the country in which the Property is located. These include any passport or other identification documents, visa requirements and, in the case of pets, any vaccines or microchips.

We will not be liable for any expenses incurred resulting from your missing, incomplete or incorrect documentation or any non-compliance with such requirements.

You are strongly advised to take out adequate travel insurance prior to departing for your holiday to cover the loss or damage to personal effects and the cost of cancellation due to illness, weather or transport etc.

Our property is fully insured, but we cannot be held liable for any loss or damage to your property, or any injury caused through your or your party’s personal negligence. It is your responsibility to check that your insurance cover is adequate.
